Cambridge Manor

Cambridge Manor exemplifies the "age-in-place" philosophy, a core principle embraced by The Brenda Strafford Foundation, where residents can comfortably remain in their chosen home as their care needs evolve. This people-first approach to seniors' wellness is the approach our team took when constructing the four storeys, 240 unit seniors care facility.

Cambridge Manor offers a wide range of accommodation options, including specialized dementia units, private assisted living, and long-term care studios, as well as one-bedroom suites. In addition to its ample living spaces, the facility is equipped with a variety of shared amenities to enhance residents' quality of life. These amenities include inviting outdoor gardens, a cozy bistro, a games room, a family dining room, a 120-seat theatre, and a physiotherapy centre.

To foster a sense of community and expand the range of available amenities, Cambridge Manor is conveniently connected to the Maple Independent Living facility through a walkway. This connection allows residents from both buildings to easily access nearby facilities and encourages social integration among the residents.

The project team employed several innovative solutions throughout the construction process. Building Information Modeling (BIM) played a crucial role in the design and fabrication of the structural steel. It was also utilized for clash detection of the HVAC distribution in the ceiling spaces. By using BIM, potential conflicts between different building components were identified and addressed in advance, minimizing the need for rework on-site.

Furthermore, the team identified four specific areas within the building that required Virtual Design and Construction (VDC) coordination to ensure seamless integration of all disciplines within the ceiling spaces. Through the creation of detailed models, the architectural, mechanical, and electrical systems were carefully examined and checked for clashes with each other and the steel fabrication model. Collaboration with field foremen and design teams enabled the revision of these systems, effectively resolving many of the clashes and reducing the amount of rework required during the construction phase. Additionally, coordination drawings were produced to document the revised system layout and HVAC sizing adjustments.

Overall, Cambridge Manor represents a remarkable project where innovation, attention to detail, and effective coordination were employed to create a resident-focused, seniors care facility that promotes comfort, well-being, and a strong sense of community.
